The Woodlands offers two financial models to help make your independent living lifestyle possible, which allow us to offer the lowest entry fee possible, providing middle-income community members, such as our retired schoolteachers, police officers, healthcare workers, and small business owners, access to a local independent living lifestyle. No matter the option, each includes access to our full line of resident services.

Pricing Models

Pricing for independent living apartments can be confusing. To help, here’s a breakdown of The Woodlands’ pricing models – rental and ownership – to help you better understand how your housing costs will factor into your monthly budget.

Monthly Rental Model

Our monthly rental fee is similar to a traditional rental in which you pay for your apartment on a recurring monthly basis alongside your Monthly Service & Upkeep Fee. This is the most flexible and financially feasible option for most and helps to preserve your hard-earned savings.

Single Occupancy Double Occupancy
Rent $1,922 $1,922
Monthly Service & Upkeep Fee $3,055 $3,927
Total Monthly Payment
Due to The Woodlands
$4,977 $5,849

One-Time Rental Payment

If you anticipate living at The Woodlands for more than four years, have good financial savings, and are in good health, a One-Time Rental Payment may be a more financially beneficial rental option.

This option is similar to purchasing a traditional home, in which you pay the full rental cost of your apartment upfront. With this model, your only monthly payment to The Woodlands is for your Monthly Service & Upkeep Fee.

Your one-time rental fee can be refunded at a prorated rate over the first four (4) years of your rental and is non-refundable after four (4) years.

Please get in touch with us if you’re interested in learning more about this payment option.
